What Can I Expect at Closing?
You have negotiated a price, applied and qualified for a mortgage. Now the last thing that stands between you and your new home is the closing: signing the paperwork, sealing the deal and cutting any checks. 

What should buyers expect will happen there? Here is a basic rundown of what usually happens at closing:

What Are Closings?
The closing table is the place where the buyers and sellers come to go over and sign all the documents required by the county government to formally and officially transfer ownership of a property to the new owner. If the buyer is purchasing the property using mortgage funds, then there will be bank documents to sign as well. 

If the closing is insured, there may be documents to sign for the insurance underwriter also. The closing agent orchestrates the proceedings, preparing the paperwork, explaining the documents and asking you to sign on all the appropriate lines. 

Then once all the papers are in order, the closing agent can disperse any funds that are needed and file the documents with the courthouse and the bank.

Who Attends a Closing?
Usually, the closing agent, buyers, sellers, any real estate agents and a bank representative will typically attend the session in person, if possible.

If the home's title is currently in or will be in more than one person's name (say, a husband and wife's), all involved parties should plan on coming. Both sides, generally, can also invite personal attorneys or other advisers.

What to Expect at Closing
Our closings generally take place in our office, though we can conduct closings elsewhere in certain circumstances. Closing typically takes around 30 to 60 minutes and involves signing a thick stack of documents that may look a mile high, especially if you're a first-time home buyer.

Purchasers can expect to OK a total of 50 to 100 pages of paperwork, including title forms, tax forms, affidavits, a deed, a promissory note, and various disclosure forms. Our attentive closing agents will take any time needed to explain each item before you sign it.

How Do I Prepare for My Closing?
We strongly recommend carefully reviewing all paperwork as soon as you get it, and calling us with any questions you may have so that your closing day experience can be as smooth as possible. You will want to make sure all the figures add up, and that you are getting what you were promised by the buyer or the lender who is originating your loan.

What Do I Bring to My Closing?
All parties, buyers and sellers whose names will appear on any of the documents should bring a government-issued photo ID to their closing. You may also need a cashier's check (or wire transfer if the sum total is over $10,000) to make any down payment or pay any related costs that are not being rolled into the amount of your mortgage. 

Our closing agents will give you an exact amount for your cashier's check or wire at least a day before your closing, but it would be helpful for you to bring your regular checkbook just in case there are any last-minute changes. If you need to bring anything else, our closing agents will let you know in advance.
